How it Works |

Step 1 Below is a list of materials we will need. Simply mail or email these to us. Once we receive them, we will contact you by phone (or email, if you prefer) for a free consultation. |
A. Photos of the existing house For sunrooms, decks and so forth, these will usually be exterior pictures; for kitchens or interior remodels... interior shots. Ideally, these shots should be from several angles, such as a straight-on shot (for example, the rear of your house), and quartering shots (such as a picture showing the rear and the side of the house). The more pictures, the better. |

B.Your sketch of the project Imagine you are floating over your house, looking straight down, and draw a picture of what you want. Measure any portion of the house that will be affected by your project, and write the measurements on the sketch. It doesn't have to be perfect, but again, the more detail, the better. We can get many of the measurements we need (such as roof pitch) from the photos, or your survey "plat" (see #3 below). If we need more information, we'll let you know. |
C. Survey plat (if possible) Most home owners are given one of these when they buy the house. It is a sketch showing the yard or property, and how the house is located on it (as seen from above). You will also need a copy of this plat when you apply for a building permit locally, so you might as well dig through that filing cabinet and find it now. |
Step 2 If you choose to move forward after your free consultation, we will require a deposit of $299.00*. Upon receipt of your deposit, we will create your preliminary "development plan" drawing and email (or mail) it to you for your inspection. The preliminary drawing will include a floor plan and 3-D images to help you "see" the finished project. Simply let us know if you wish to make a change, and we'll change it. (Note: The development set includes only the floor plan and 3-D images. Additional details, such as elevations and wall sections, which will be required for your building permit application, will be included after your final approval has been given, and your final payment has been received.) Preliminary plans are typically emailed in "PDF" format, but we will mail a printed version, if you prefer. MONEY-SAVING TIP Thinking about hiring an architect locally? We can also provide copies of your plan in DWG, DXF and LA formatted files commonly used by architects. You can save a fortune by having us create the plans, and then having your local architect, engineer or contractor "finalize" them for you. |

Otherwise, with your signed approval and final payment, we will complete the plans and mail your "permit plan" to you. |
